The verdict
Flatrock Motorclub sits on roughly 900 acres of the Cumberland Plateau near Westel, about 45 minutes west of Knoxville, and is the most ambitious private club to open in the Southeast in years. The centrepiece is a 3.5-mile, 23-turn Tilke-designed circuit homologated to FIA Grade 2 — a genuinely long, undulating layout that few private clubs can match — which opened to members in October 2024 after about 20 months of construction. Around it is a roughly $250 million residential community: estate home sites, villas, garage lofts and paddock garages, anchored by a large clubhouse with two restaurants, a spa, fitness centre and infinity-edge pool that topped out in 2025 and is expected to open in spring 2026. Founding memberships sold out in April 2025.
