The verdict

Circuit Florida is a private motorsports club and residential community in Auburndale, right off I-4 at Exit 44, roughly 45 minutes from both downtown Orlando and downtown Tampa. The 1.7-mile road course and paddock building opened in 2024, and the club has city approval to extend the circuit to about 2.4–2.5 miles. The track is 36 feet wide, runs in both directions, and — unusually for central Florida — carries about 40 ft of elevation change, with 116 ft corner to corner across the site. The clubhouse and event centre, a three-storey 18,000 sq ft building with a rooftop bar and a deck cantilevered over pit lane, is still under construction. Membership is structured around 75 member-owned townhome-style condos with climate-controlled garages: residents get the highest priority, and a non-resident tier sits alongside them.

Best forOrlando and Tampa drivers who want a private circuit inside an hour, and buyers who want a garage condo they can actually stay overnight in.

What works

  • Rare central-Florida elevation change on a purpose-built private circuit
  • Runs in both directions, effectively giving members two layouts
  • Genuinely central — about 45 minutes from both Orlando and Tampa
  • Approved expansion would take the circuit to roughly 2.4 miles

What to weigh up

  • Clubhouse and event centre are still being built
  • No published pricing for either membership tier
  • 1.7 miles is short next to the longer private circuits
  • Best access is tied to buying one of only 75 condos

Amenities

  • 1.7-mile bidirectional road course
  • Member clubhouse and event centre (under construction)
  • Rooftop bar and deck cantilevered over pit lane
  • Outdoor pool, gym, sauna, lockers and showers
  • Massage room and wellness programming
  • Training and conference rooms
  • Member-owned garage condominiums
  • Planned members-only race series
